One price, no surprises
Everything's included
One weekly figure covers the lot. No separate energy bill in January, no arguing with housemates about whose turn it is to top up the meter.
All bills included
Heating, electricity, water and wi-fi, all in the weekly rent. Budget once and forget about it.
Your own bathroom
A private en-suite in every room. No queue in the morning, no rota, no sharing a shower with five other people.
Recently refurbished
The rooms and kitchens have just been done — new floors, new units, new furniture. You're not inheriting someone's worn-out student house.
Fast wi-fi
Quick enough for a 9am seminar on video and a film in the evening, at the same time as everyone else in the flat.
Bike storage
Covered, off-street bike parking on site. In Cambridge that matters more than a car park.
CCTV monitored
CCTV across the building, someone on site during the day and out-of-hours key-holding cover if something goes wrong at midnight.
The rooms
Somewhere you'd actually want to live
Every room has a bed, a proper desk and chair, storage, a wall-mounted TV and its own bathroom. The kitchens are shared with the rest of your flat.

Questions
The things people ask
What does £209 a week actually cover?
Your room, your private bathroom, use of the shared kitchen, and all your bills — heating, electricity, water and wi-fi. There is no separate utilities bill on top.
Do I get my own bathroom?
Yes. Every room has its own private bathroom. The kitchen is shared with the others in your flat.
Can I choose which room I get?
You can tell us which flat you'd prefer — useful if you're coming with friends. The specific room is confirmed when your paperwork is drawn up. All the rooms are the same size, layout and price, so nobody ends up with a worse deal.
Do I need a guarantor?
We ask for a UK-based guarantor. If you can't provide one — which is common for international students — tell us on the form and we'll talk you through the options. Some students choose to use a paid guarantor service, but that's entirely your choice and never a requirement from us.
How long are the tenancies?
We offer tenancies between 40 and 51 weeks. Tell us what you need on the form and we'll confirm what's available for your course dates.
What happens after I reserve?
We hold a room for you and get in touch to confirm the details, run through references and send the agreement. Nothing is binding and no money changes hands until you've seen the paperwork.
Can I bring an e-scooter or e-bike?
No. Privately-owned e-scooters aren't legal for public road use in the UK, and charging either inside the building is a serious fire risk, so we don't allow them. Ordinary bikes are very welcome — there's covered storage on site.
